6 STEP PROCESS
IDENTIFY
IDENTIFY both off-market and publicly listed investment properties that meet pre-determined requirements, including but not limited to: location, bed/bath count, square footage, renovation needs, rental desirability, HOA restrictions, estimated rent.
ANALYZE
ANALYZE properties that are identified as potential investments for: estimated monthly net profit, long-term equity growth potential, renovation budget, ARV (After Renovation Value)
PURCHASE
Corby is a licensed realtor in the state of Colorado, so will be able to assist in the PURCHASE process, including viewing properties, offer process, negotiation, coordinating inspection and closing process.
MANAGE
Corby works with a team of property MANAGErs that will be able to assist in the identifying of potential tenants, screening, lease management, turn-over, repairs and maintenance of your investment property.
ACCOUNTING
Whether you decide to outsource the accounting for your investment property or keep in-house, we will provide guidance for: Chart of Accounts (COA), recording the asset, depreciation, accounting for revenue and expenses related to rental activity and property maintenance.
DISPOSITION
Whether you sell your investment property and reinvest via 1031 exchange, convert to a primary home, or sell and enjoy the equity as part of your retirement plan, we will be there to review pros and cons and help with the disposition or transfer process.
